    A modern point of attraction: a new creative cluster with offices, apartments, designer restaurants and wellness will appear on the territory of the former Skorokhod factory at the Moscow Gate. The project has every chance of success due to its convenient location and competent content, according to real estate market experts.

    In 2024, as part of the global redevelopment of the territory of the former Skorokhod factory, which is produced by Okhta Group, Soyuz Development is creating a new project combining elements of public space and a fashionable apartment hotel.

    The ideology of this project is a unique philosophy of perception of rest for a sophisticated guest. It allows you to create an author’s product for an investor who acquires not just meters, but together with a developer creates a concept of intimacy and privacy.

    The new boutique hotel was named “Space” — as a household name for an iconic phenomenon in urban culture. All the conceptual elements of the “Space” will be combined with the concept of Slow-life (“slow life”) — the antagonist to the ever-hurrying city: an oasis of tranquility in the ocean of urban bustle.

    The Soyuz Development company, which implements the project, is known for its work on the restoration of historical buildings with subsequent adaptation to modern use. The concept, profitability programs and adaptation to the future function of the boutique hotel, design and filling of the room stock are being developed jointly with the Avenue-Start team. Subsequently, the project will enter the network of apartment hotels under the brand “Space by Avenue-Apart” with a classification of 4*.

    “Our task is to carefully preserve the delicate architectural fabric of the historical building and fill the “Space” with new cultural meanings that meet modern trends. The Slow-life concept proposed by the Avenue-Apart team and chosen by us is at the peak of urban trends.     The Space by Avenue-Apart infrastructure will be managed by the professional management company MTL-Apart.

    The cultural and entertainment infrastructure will include designer restaurants, modern SPA and wellness salons, yoga and Pilates studios — everything a city dweller needs for a good rest after a busy day.
