The top three in February 2024 were Dmitrov, Solnechnogorsk and Mytishchi
Dmitrov took the first place in the rating of cities in the Moscow region for reducing prices for new buildings in a month. The average price of 1 sq. m at the end of February 2024 amounted to 114.5 thousand rubles. This is 3% less than in January, analysts at Incom-Real Estate calculated for RBC-Real Estate.
Solnechnogorsk is in second place, where the decrease by January was 1.4%, to 151.8 thousand rubles per 1 sq. m. The third place with an indicator of 1% was shared by Mytishchi (up to 207.5 thousand rubles) and Lyubertsy (up to 200.8 thousand rubles).
Podolsk is in the fourth position, where the price of 1 sq. m decreased by 0.8% over the month, to 154.9 thousand rubles. Czechs complete the top five (-0.3%, up to 109.9 thousand rubles).

Valery Kochetkov, director of the “New Buildings” direction of Incom-Real Estate, explains the leadership of Dmitrov, Solnechnogorsk and Mytishchi by saying that the most interesting options were sold out in a month and less liquid ones remained in the exposition — this slightly reduced the average price of 1 sq. m.
According to Incom-Real Estate, in February 2024, the Pavlovo-Posadsky city District took the first place in the ranking of locations in the Moscow region in terms of annual growth in the cost of country houses suitable for year-round living. The average cost of such an object at the end of February amounted to 2.9 million rubles here, which is 55% more than in February last year.
