The overall structure of wooden housing construction in Russia is dominated by houses within 120 “squares”
In 2023, the share of wooden houses in the structure of individual housing construction (IHS) amounted to 30-35%. Such data of RBC-Real Estate was provided by Roslesinforg analysts upon request. The calculations are based on data from the official industry reports of the subjects and can be adjusted as the reports are supplemented, the organization noted.
According to analysts, a total of 430 thousand residential housing facilities with a total area of 59 million square meters were built in Russia in 2023. “The share of houses using wooden load—bearing structures is about 30-35% of the total volume of individual construction,” Roslesinforge calculated. Analysts estimate the total area of these facilities at 17.7–20.6 million square meters.
According to the calculations of the forestry organization, in just 2023, about 125 thousand apartment buildings, townhouses, duplexes and cottages were built from wood. “The real volume of construction of houses using wooden structures may be higher as reports become available,” experts did not rule out.

High interest in private homes from the public will continue this year, believes Pavel Chashchin, director of Roslesinforg. “Building your own house in most regions is twice cheaper than buying apartments. Preferential mortgages apply to individual houses — there are fewer restrictions here than when buying an apartment, and there are more typical projects,” Pavel Chashchin explained the popularity of private houses among Russians. In addition, attention to suburban housing is growing with the development of road infrastructure and a public transport network that allows you to live comfortably outside the city, he added.
Roslesinforge does not assess the dynamics of the share of wooden construction in residential housing by 2022 due to changes in the calculation method: until 2023, only the private sector was analyzed, now also residential housing and development construction of cottages and low-rise buildings for several families. Experts noted that the volume of development projects made of wood is still insignificant.
According to Rosstat, in 2022, about 14.2 million square meters were built of wood. m with a total building area of 102.7 million sq . m . Thus, the share of wooden buildings (department statistics take into account wall materials) was 13.9%.
According to Roslesinforg, in the first half of 2023, 8.21 million square meters were built in Russia, or 70.8 thousand new wooden houses for individual living, which is 32.2% of all residential buildings and is a record in history.
The tree is planned to be used not only in the construction of individual housing, but also high-rise buildings. According to the Ministry of Construction, in two years Russia may launch the construction of multi-storey wooden houses. This year, it is planned to complete all the tests and make changes to the regulatory framework in the first quarter of 2024.
