When buying an apartment without realtors, what do you need to look at in the owner’s documents in order not to lose money?
— It is important to study the primary documents on the emergence of ownership, — says real estate expert Tatyana Volkova. — For example, if it was privatization, then children who did not participate in it could be registered in the apartment at that time (they have the right to live in this apartment for life). Request an apartment card to understand who is registered in the housing. You are also interested in children here. If there are any among those registered, it is necessary to find out whether they have the right of ownership. If they have, they need permission for the transaction from the guardianship authorities.
Examine the documents on utility debts — the information is provided by the management company, HOA. Be sure to request a certificate from the Federal Register that the apartment is clean, there are no encumbrances on it.
