For the last seven years, only district and district format shopping centers have been opened in St. Petersburg. The average leasable area of the classic malls built during this time was about 10,000 sq. m. According to Nikoliers experts, the trend towards launching small-format shopping malls “at home” is observed throughout Russia.
In recent years, developers in St. Petersburg have shown increased interest in small shopping malls of district or district format. According to Nikoliers analysts, since 2017, not a single classic mall has been opened in the city, the leasable area of which would exceed 18,000 sq. m.
The last super regional shopping center opened in St. Petersburg was Okhta Mall (GLA78,000 sq. m.), which opened in 2016. Since then, only small shopping malls have opened in the city, the average area of which is 10,350 sq. m.
The shopping centers of the district format include objects with a GLA of 10,000 square meters: since 2017, in St. Petersburg, in particular, Ladoga Rows, Parnas City, Solnechny, Sputnik have been opened. “District” shopping centers include facilities with a leasable area from 10,000 to 25,000 sq. m. Among them are Green Park, Prometheus and Ecopark, which has become the largest classic shopping center over the past seven years — the leasable area of the first stage is 18,000 sq. m. After the opening of the second stage in By 2024, the Ecopark GLATC will increase to 23,600 sq. m.
In 2024, in St. Petersburg, in addition to the second stage of the Ecopark, two district-format shopping centers (Kolpino shopping center and Lunapark shopping center) and two district-format facilities (Nebo Shopping Center and Park Mall shopping Center) are expected to open. The total leasable area of the five facilities reaches 81,700 thousand square meters, which is a record value for the increase in the area of classic malls since 2016.
At the same time, it should be noted that over the past seven years, five specialized shopping centers have also been opened in the city, including furniture centers —Bogatyr (GLA 40,200 sq. m.) and Kubatura (GLA110,000 sq. m.) and MӦBELBURG (17,173 sq. m.).
According to Nikoliers experts, the trend towards the launch of district and district format shopping malls is observed throughout Russia. Thus, the average area of retail facilities introduced in 2023 in Moscow amounted to 12,700 sq. m. In 2024, only relatively small shopping centers with an area of less than 50,000 sq. m. are also announced for opening in Russia.
The second trend in the retail real estate market not only in St. Petersburg, but also in all of Russia is a significant decrease in the volume of new facilities. This is due, on the one hand, to the high cost of debt financing, and on the other hand, to the “maturity” of the market: the activity of developers and owners of shopping centers is shifting towards renovation, reconstruction of existing facilities and the implementation of small and niche projects.
