Development of a master plan for the development of the Bolshaya Mima territory

Participation in this large-scale project has allowed us to expand our horizons. In order for the project to live and become truly iconic and in demand, we had to study regional and national peculiarities. This immersion led to the realization that we are making changes to the strategy of socio-economic development of the Altai Republic based on the conclusions that we came to in the course of our work.

Decision

A team of 5 companies participated in the development of the master plan for the development of the Bolshaya Mima territory, where each participant was responsible for his part of the project. Our department was attracted as specialists in commercial and residential real estate, concepts and financial modeling. 

The master plan is an important tool for the transformation and development of the territory, which is aimed at a comprehensive study of the design site. To determine the important points necessary for the formation of the concept and strategy for the development of the design area, our department conducted a pre-project analysis of the following aspects: 

the position of the territory in the structure of the Altai Republic; educational and medical institutions; the industrial sector; the actual use of the design territories: distribution; land by categories and forms of ownership, types of permitted use; terrain of the territory. 

When preparing the Bolshaya Mima project, the requirements of the current urban planning documentation and the provisions of strategic planning at the federal level were also taken into account. The global development strategy of the Altai Republic, trends in the tourism market, the commercial and residential real estate market, external demand and internal supply in the housing market, as well as other key factors were taken into account. 

We estimated the necessary volumes of development of social and commercial facilities, taking into account the demand for formats, as well as residential real estate with a division depending on classes. 

We offered the customer the concept of building and development of the territory: 

It is necessary to create a modern urban-scale space capable of giving a new standard of living to a local resident of the Altai Republic and competing in the federal context for human capital and investments. A place of ideal conditions for human life. 

However, the Bolshaya Mima project cannot be considered only through the prism of the volume of development, types of housing, creation of a comfortable environment for tourists and those interested in buying housing in the Republic. 

Bolshaya Mima is one of the tools for implementing the strategic development goals of the Altai Republic by creating a roadmap and a set of measures, the implementation of which will launch not only the project itself, but also give impetus to new trends in the construction, transport and tourism industries of the region. In order not to violate the principles of sustainable development, it is important to take measures in parallel with the design to preserve the able-bodied population, increase their qualifications and their employment in the project. 

Result 

As a result of the extensive work done by all project participants, the customer received a working tool with which to participate in exhibitions and present to investors. The Bolshaya Mima project, thanks to the developed master plan, its presentation and protection at various levels, has received the status of a CRT, and the implementation of the first phase begins next year.
