New buildings in the Leningrad region have risen in price by 70% since 2019

By the end of April 2024, the average cost per square meter in the primary real estate market of the Leningrad region reached the mark of 153.5 thousand rubles. This indicator is stable this year. So, in January, the average price for a “square” in new buildings was at the level of 153.4 thousand rubles. This is reported by experts of the Zapstroy Group of Companies.

Over the year — from March 2023 to March 2024 — the average price per square meter in new buildings in the Leningrad region increased by 5.3%. In absolute terms, the growth amounted to 7.7 thousand rubles.

Separately, experts of the Zapstroy Group note that since March 2022, the average price per 1 sq. m. in new buildings in the Leningrad region has decreased by 1.5% or 2.3 thousand rubles. So, in the spring of 2022, the average price was at the level of 155.9 thousand rubles.

During the period from April 2019 to April 2024, the average cost per square meter in new buildings in the Leningrad region increased by almost 70% (+ 68.77%) or by 62.5 thousand rubles.

In April 2024, 27.4 thousand lots were put up for sale in the primary market of the Leningrad region.

The most budget-friendly square meter in new buildings in the region is currently estimated at 68 thousand rubles. This price per 1 sq. m. is noted in a multi-room apartment with an area of 251 sq. m. The total cost of the object is 18.1 million rubles.

The most expensive square meter in new buildings in the Leningrad region is now estimated at 257 thousand rubles. This price per “square” is marked in a studio apartment with an area of 27 sq. m. and a total cost of 6.9 million rubles.
