Interest in installments and price growth: the results of February in the market of new buildings

A positive price adjustment was recorded in the primary real estate market in St. Petersburg in February. According to the St. Petersburg Real Estate Consulting Center, since the beginning of 2024, the average price in St. Petersburg has increased by 0.8% (+1 thousand rubles) and amounted to 237 thousand rubles, in the Leningrad region it has not changed and remained at the level of 147 thousand rubles.

In February 2024, the number of transactions increased by 27% by January and by 44% by February 2023. According to analysts, the volume of transactions in the St. Petersburg agglomeration amounted to about 6.2 thousand.

“The increase in the number of transactions in January-February 2024 compared to the same period last year was determined by the reaction of buyers to the changes taking place in the market. The activity was spurred by the expectation of the completion of the program with state support and the upcoming changes in the family mortgage program. Clients sought to fix conditions that minimize the rate,” said Olga Trosheva, director of the St. Petersburg Real Estate Consulting Center.

The share of mortgages in St. Petersburg Real Estate transactions increased by 4 percentage points in February and amounted to 64%. The overall structure of the company’s mortgage transactions remained the same as in January: the share of mortgages under the state program was 38%, for family mortgages – 44%, there is still an increased demand for IT mortgages – 12%.

Developers supported part of the demand in January-February with the introduction of an installment plan tool. In some companies, the share of installments has reached 20% or more. This helped clients fix the cost of the apartment, make the first payments while the market is waiting for a reduction in the key rate, and then take out a mortgage on more favorable terms.
