The overall price dynamics in the Russian primary residential real estate market is still in a positive field.
This conclusion was made by analysts of the federal portal “World of Apartments”, analyzing the price tags for housing under construction in 70 cities of Russia.
According to them, the square meter of new buildings in August rose in price in 45 cities, fell in price in 25. Chita (+9.5%), Orenburg (+6.3%), Kursk (+6.1%), Novokuznetsk (+5.8%), Voronezh (+5.2%) showed the largest increase. The largest drop was Nizhny Tagil (-9.9%), Makhachkala (-9.6%), Cherepovets (-9.3%), Grozny (-8.5%), Magnitogorsk (-6.4%). In Moscow, the price increased by 0.4%, fell by 0.3% in the Moscow region, and rose by 1.1% in St. Petersburg. On average, in August, a square meter of apartments rose in price by 0.6%, to 136.7 thousand rubles.
The average price of an apartment in a new building increased over the month in 44 cities, fell in 26. Saransk (+10.7%), Tomsk (+8.6%), Orenburg (+8.4%), Ulan-Ude (+7.5%), Smolensk (+5.7%) became the champions of the price increase. New buildings became cheaper the most in Makhachkala (-13.6%), Nizhny Tagil (-12.8%), Grozny (-11.6%), Cherepovets (-8.7%), Sochi (-6.7%). In Moscow, the lot price increased by 0.3%, in the Moscow region it fell by 0.9%, in St. Petersburg it increased by 1%. The average growth in all cities was 0.4%, and now the average price of an apartment in a new building is 7.2 million rubles.
