    Living in St. Petersburg without having your own living space has become much more expensive in a year. If we operate with the average price indicator, then studios are now worth renting for 25-30% more expensive than in May 2023. The reason is the general increase in real estate prices and its maintenance, but the main thing is the imbalance in the market.

    Real estate market experts interviewed by Fontanka call the current price of a one-bedroom apartment in the range of 31-34 thousand per month. A year ago, says Roman Zhukov, head of the Yandex service. Rent”, they were estimated on average to be 22.6% cheaper, that is, from 26-28 thousand. Yuri Izosimov, director of the federal company “Floors” in St. Petersburg, talks about an even greater growth — by 32%, if we talk about one-bedroom apartments together with studios.

    It is still tougher in the segment of “family” two- and three-bedroom apartments. There, experts agree on an estimate of growth of 31-38% for those that are smaller, and more than 20% for those that are larger.

    “The main reason for the annual increase in the cost of long—term rentals is the recovery of the market after a period of low activity in 2022. An increase in the key rate of the Central Bank of the Russian Federation and a change in the terms of preferential mortgage lending also played a role. As a result, some consumers who had previously planned to buy their own real estate took a wait—and-see position and temporarily reoriented themselves to the long-term rental market,” Roman Zhukov shared his observations.

    “The main reason for such a significant increase in average rental rates, as in most other large cities in Russia, is the imbalance between supply and demand in the rental housing market, the growing costs of landlords for the maintenance of such apartments, as well as a decrease in the number of the most budget rental options,” explains Yuri Izosimov. — Now the main tenants are those who either “jumped into the last carriage” amid rumors about the end of a mortgage with state support and a significant restriction on family mortgages, having bought housing under construction and are forced to rent a temporary one, or those who postponed the purchase of their own housing for a number of reasons: there was not enough money for an increased down payment, did not approve a mortgage or just decided to wait for time. Both are interested in accumulating funds and rent the cheapest apartment options, as a result, the share of budget housing is decreasing, and average rates are getting higher. In reality, if you look at the rental rates of specific apartments, they have not increased so significantly over the year — at a level of no more than 20-25%.”

    Indeed, if you look at specific options, the St. Petersburg market turns out to be incredibly diverse and does not always fit into the average.

    Here on the popular classifieds site there are three studios in the Central District for 24-25 thousand per month. But a full-fledged one-bedroom apartment of 40 m2 right next to the Begovaya metro station for the same 25 thousand. It cannot be said that there are too many such proposals, but there are plenty to choose from, even with the lowest budget, the same as it was a year ago.

    The opposite is also true. The most expensive options, which are many times more expensive than the “average temperature in the hospital”, are also enough. For example, one-room apartments worth more than 100 thousand per month are found not only in the “golden triangle”, but also on Vasilyevsky Island and Petrogradka. And if the genius of the place is important to someone, you can look at the same price for a one-piece on “Udelnaya”, and on “Zvezdnaya”, and even on “Elizarovskaya”.

    And in the future, in the next month or two, the rental price may jump even more. At first, prices will be warmed up by tourists who analyze inexpensive options for daily rent. And then the students. This year, St. Petersburg universities are opening several thousand more new places than a year ago. There are not many new dormitories being added, and all nonresident students will have to live somewhere.

    It will be possible to expect some cooling in the market only by October. In addition, by the end of the year, the peak of delivery of most new buildings is expected — 20-30 tens of thousands of new apartments, a significant part of which will also be rented.
