“Due to the increase in the rate, the demand for the purchase of real estate in Russia has fallen. Naturally, according to the classical scheme. Someone will want to sell the apartment, but there is no demand. A month or two and they will start to reduce the price — and then it will be possible to buy profitably. It happens that the benefit of buying a new building, for example, at the pit level is up to 20% lower than it is sold from the developer,” said Vera Stolbova, an expert in asset management and real estate investment.
The expert noted such an option as investing in residential real estate — flipping. “This is when you buy housing below the market, for example, an old, unkempt apartment, make repairs and sell for more. Such apartments sell quickly. Or you can leave it and rent it daily. Here, profitability will be like from commercial real estate,” she noted.
