In Moscow, more than half of the supply of comfort-class apartments in new buildings falls on the CAO, SEAO, CJSC. This follows from the data of the Department of analytics and consulting of NDV Supermarket Real Estate, which was reviewed by Izvestia on March 5.

According to experts, there are 1.1 million square meters in the primary market of comfort-class apartments within the boundaries of old Moscow. m and 23.9 thousand lots. At the same time, at the final stage of construction readiness, most of such housing is represented (59.9% of the area), at the stage of installation work — 5.5% of the supply, at the initial stage — 34.6%. Thus, in the primary market of comfort-class apartments, the supply at the initial stage of construction is two times less than at the final stage.

It is clarified that 52.6% of the supply of comfort-class apartments falls on three districts: SAO — 19.6%, SEAO — 18.8% and ZAO — 14.1%.

“Despite the active launch of new projects in 2023 (26 new comfort class projects with apartments were released), there was a reduction in supply at the initial stage by 13.4%. Over the year, the share of sales at the excavation stage doubled — from 15.6% to 33.1%. As a result, there was a washout of volumes at the initial stage and an increase in the final stages by 2.6 times,” said Elena Chegodaeva, head of the analytics and consulting department at NDV Supermarket Real Estate.

Earlier, on February 16, Whitewill informed Izvestia that in January of this year in the capital, the average cost per square meter of high-budget real estate exceeded 2 million rubles in three districts. The highest price was observed in the Tverskoy district — 2.409 million rubles per 1 sq. m. In second place — Khamovniki (2.39 million rubles), in third — Yakimanka (2.284 million rubles).
