Realtors estimated the rise in prices for mass housing in Moscow in April

Compared to March, 1 sq. m. m in the capital’s new buildings of the mass segment rose in price by 2.2%. The price increase for the year amounted to 18.1%

By the end of April 2024, the average price of 1 sq. m. m in the capital’s new buildings of the mass segment of Old Moscow (standard and comfort) amounted to 333.32 thousand rubles. This is 2.2% more than in March and 18.1% higher than in April last year, according to a study by analysts at Metrium.

The average price of 1 sq. m. m in apartments under construction is fixed at around 339 thousand rubles, which is 2.2% more than in March. The “square” in the apartments costs an average of 272 thousand rubles by the end of April, an increase of 1.5% compared to March.

The highest price is 1 sq. m. m in mass new buildings in Old Moscow was recorded in the Western Administrative District — 388 thousand rubles. The second place was taken by the Northeastern JSC (344 thousand rubles), and the third position with an indicator of 343 thousand rubles for the “square” was taken by the Eastern JSC. The most affordable housing in the mass segment is concentrated in the ZelAO (239 thousand rubles) and the Southern Federal District (271 thousand rubles), realtors specify.

The structure of the supply of apartments and apartments of the mass segment by districts of Old Moscow, the number of lots

In April 2024, 101 projects with apartments and apartments were on offer in the market of mass new buildings. The total volume of supply in the segment amounted to 20.35 thousand lots, of which 18.3 thousand were for apartments, and 2.05 thousand for apartments. This is almost identical to the indicator of March this year (20.29 thousand lots), the study clarifies.

The first place in terms of the volume of the exposition among the capital’s administrative districts is occupied by the Southern Administrative District with 4.3 thousand lots. The second place was taken by CJSC, where 3.2 thousand objects are sold, and the third place with an indicator of 2.8 thousand lots was shared by CAO and SVAO. The smallest volume of supply was recorded in the Southern Federal District (0.9 thousand objects) and ZelAO (0.4 thousand lots).

In the structure of the supply of new buildings in the capital’s mass segment in April 2024, one-room apartments took the first place, accounting for 37.8% of the total volume. Two-room apartments are in second place with an indicator of 29.6%. This is followed by studios (22.9%), three-bedroom (9.2%) and multi-room (0.5%) apartments.

“The level of demand remains at high values relative to the drawdown in January-February due to new programs from developers, as well as due to the approaching expiration of the program with state support on July 1, 2024. In this regard, the share of mortgage transactions in April increased by 5 p.p. and amounted to 79% of all transactions on DDA,” says Ruslan Syrtsov, Managing partner of Metrium.

According to the Dataflat service, in April 2024, the average lot price in the market of new buildings in Moscow and the Moscow region amounted to 17.14 million rubles. This is 24% more than in April last year (13.79 million rubles) and 4% higher than in March this year (16.53 million rubles).
