Foreigners began to invest less in the economy of Montenegro. According to the Central Bank CBCG, at the end of April, the total inflow of direct investments amounted to about 300 million euros, a decrease of 3.95% compared to 2022.
At the same time, from January to April, the net inflow of foreign direct investment amounted to about 178 million euros, which is 19.04% less compared to the same period last year. Of this amount, 136.93 million euros were invested in real estate.
What has changed in Albania
The Central Bank of Albania noted that foreign investments increased by 52% year—on-year in 2022 and amounted to 291 million euros. In the 1st quarter of 2023, a record was also set – the volume of foreign investments amounted to 66 million euros, which is 32% more compared to the 1st quarter of last year.
Citizens of other countries are buying real estate in coastal areas, despite the rise in prices of objects. The Albanian market is in competition with the markets of Montenegro, Croatia and other countries.
According to the Albanian Association of Real Estate Agents, non-residents have purchased housing in Albania for a total amount of more than 300 million euros. The construction boom is observed in Tirana and on the coast of the Ionian and Adriatic Seas. The increased demand comes from residents of Western and Eastern Europe, including Ukrainians.
