In Montenegro, real estate prices began to rise after falling in 2022.

According to the statistical office of Montenegro Monstat, in May 2023 the cost of one sq. m. The average cost was 1,392 euros. At the end of last year, the price was slightly less than -1387 €, and in the first half of 2022, the average cost of one “square” in coastal areas was 1445-1473 €.

The process of price changes was influenced by two opposite factors:

  • last year, building materials began to become cheaper, so the objects began to decrease slightly in value;
  • On the other hand, due to high demand from foreign citizens (residents of Russia, Ukraine and Turkey), prices continued to rise.
  • The lowest price in the first quarter of 2023 was observed in the northern region of Montenegro and amounted to 1201 € per sq. m. In the northern part of Montenegro, property prices declined for the third quarter in a row, because at the end of 2021 real estate was more expensive than in the second half of 2022 and the first quarter of 2023.
