More than a third of buyers of apartments in new buildings choose the Leningrad region, not St. Petersburg. And it’s not just about the more affordable cost: there are projects in the suburbs that can compete with residential complexes in the Northern Capital in terms of quality and content.
36% “vote” for the suburbs
More than 90 thousand equity participation agreements were concluded in St. Petersburg and the region in 2023. Slightly more than a third of them, or rather 36%, occurred in the Leningrad region. These statistics eloquently show that for all the delights of living in a big and beautiful city, many choose to live outside it. And this is not for nothing.
First, the prices. The average cost of a “square” in a St. Petersburg new building last year was about 230 thousand rubles, while in the region the average figure falls short of 150 thousand. If you look in absolute numbers, it turns out that the one-room apartment is 35 sq. m. m in the city costs about 8 million rubles, and in the region — about 5 million. A two-bedroom apartment of 60 sq. m. m in the Northern capital will cost about 14 million rubles, outside its borders — around 9 million. Agree, the difference is significant.
The “new history” of comfort
There is a second, no less significant reason why buyers “vote in rubles” for the Leningrad region. In recent years, developers have been very active in projects in the 47th region and offer buyers housing comparable in quality and comfort to what is being built in the metropolis. Especially where it comes to the integrated development of the territory. The nearest metro stations — Parnas or Prospekt Prosveshcheniya — are about 20 kilometers away. It takes 25 minutes by car. The time on public transport is approximately 35-45 minutes, depending on the traffic density.

If we talk about the apartments themselves, they are distinguished by convenient thoughtful layouts. The rooms have a comfortable ceiling height — from 2.75 to 3 m. The developer did not save on high-quality doors and windows: windows with the profile of the German brand Deceuinck are used in the New History residential complex. This profile belongs to the highest category “A”: the width of 76 mm and 6 air chambers provide high energy saving and frost resistance.
The houses use the horizontal heating and water supply system, which is popular today. This gives at least two advantages: there are no risers in the rooms and less sound permeability due to the increased thickness of the floor screed. It is also worth noting the individual natural ventilation system of the German brand Schiedel. Each apartment has its own ventilation duct that does not come into contact with others: the smells from the neighbor’s kitchen are blocked.
