Domklik found out where the cheapest houses with baths are sold near Moscow

These are mainly locations behind the Central Ring Road and the concrete. The maximum figures are expected to be observed in urban districts directly bordering the capital

The minimum cost of a country house with a bathhouse among the urban districts of the Moscow region was noted in Yegoryevsk — here such an object can be purchased for an average of 5 million rubles, follows from the review of Domklik analysts provided to the editorial office by the press service of Sberbank. The statistics include data on the platform for March 2024, the median cost of a standard country house with an area of 150 square meters is given.

Orekhovo-Zuyevsky city district is in second place with 5.8 million rubles; Taldomsky G. O. and Shatura shared the third place with 6.2 million rubles for a house with a bathhouse. Lukhovitsy is in fourth place (7.2 million), Mozhaisky G. O. is in fifth place (7.3 million).

The most expensive objects, according to Domklik statistics, are located in Odintsovo city district (18.3 million rubles), Mytishchi (17.4 million rubles), Krasnogorsk (17.3 million rubles), Khimki (17.3 million rubles), Istra (15.8 million rubles), Balashikha and Leninsky district (15.6 million rubles each).

“As expected, the most expensive houses with baths can be found near Moscow,” the review notes. “The districts with the cheapest facilities are mostly located outside the Central Ring Road or the Big Concrete Ring.”

Domclick experts have also compiled a rating of Moscow city districts — leaders in the supply of houses with baths. According to the study, the largest share of such sales announcements was recorded in Mozhaisk (14.5%), Volokolamsk (13.7%), Ruzsky (12.5%), as well as in Shatura (11%) and Shakhovskaya (10.7%). “All five locations are located at a considerable distance from the capital — on the border with a Large concrete Ring or further. Here, houses with baths (150 sq. m.) cost from 6 million to 10 million rubles, and housing without baths costs from 5 million to 9 million rubles,” Domklik analysts note.

Experts note that a high proportion of offers of houses with baths is also noted in urban districts directly bordering Moscow, but prices are much higher here. So, in Lyubertsy (9.2%), Balashikha and Mytishchi (8.3% each), the average cost of a house with a sauna is in the range of 15-17 million rubles. Approximately the same range (14-18 million rubles) is typical for houses without baths located in these locations.
