Domklick has recorded an increase in demand for preferential mortgages

April showed the maximum share of state programs in total issuance since the beginning of the year

The share of preferential mortgages in Sberbank’s issuance has exceeded 50% for the first time since the beginning of the year, follows from a study by Domclick analysts provided to the editorial office by the press service of Sberbank. By the end of April, the figure was 53.1% of the issuance.

Domclick noted that this value is lower than the records of November-December 2023 (60%), but exceeds the figures of all previous months of 2024. The maximum level this year was recorded in January (48%), in February and March the share was about 40% of the disbursements.

In April 2024, Beber issued 30.5 thousand preferential loans, the study notes. This is 18.7% less than the results of April 2023, but 2.4 times higher than the results of April 2022. “The share of preferential mortgages issued increased the most in Moscow (+22.4 percentage points), Smolensk (+21.7 percentage points) and Belgorod (+20.3 percentage points) regions,” Domklik clarifies.

According to the results of April, the leadership in demand for state mortgage programs among the regions went to the Moscow region, where 2,591 such loans were issued in April; the share of preferential mortgages in the total issuance of the region was 60%. Moscow is in second place (2017 credits and 59%), the Krasnodar Territory is in third place (1745 and 63%). The top five also included St. Petersburg (1710 and 65%) and the Tyumen Region (1602 and 64%).

Among preferential programs, the leadership remained with “State Support”: the share of disbursements under it amounted to 24.3%, which is 4.2 percentage points more than in March. “The increase in demand is due to the approaching completion of the program in June this year,” the analysts explained. — Recall that in April, the Ministry of Finance supported the end of all preferential programs, except for the “Family mortgage”.

The second place in demand is occupied by “Family mortgage” with a share of 23.3% (+5.6 percentage points since March). Domclick analysts note that in the near future, the popularity of the “Family Mortgage” will grow, as the program is extended until 2030 and expanded to families with children under the age of six.

In April, demand for the Far Eastern and Arctic Mortgage program also increased, the study notes: its share in the total number of loans in the country was 3.5%. “The greatest demand is noted in the Republic of Sakha (Yakutia) (52%), Arkhangelsk (49.3%) and Magadan (42.9%) regions”, — Domklick commented, recalling that since April 5, Sberbank has also resumed issuing IT mortgages. About 1,000 housing loans (1.8%) were issued under this program in April.

Earlier, the Central Bank noted that the growth of disbursements this spring is provided by preferential programs. So, in March, according to the Central Bank, the issuance of state programs increased by 50%, while for market programs — by only 5%.
