Analysts named the areas of Moscow with the largest increase in housing prices over the year

In the first quarter of 2024, new buildings in the capital rose most noticeably in the Konkovo area. The sharp rise in prices is associated with a change in the supply structure

According to the results of the first quarter of 2024, the Konkovo district took the first place in the ranking of locations in Old Moscow in terms of price growth in new buildings for the year (excluding the elite segment). The average lot price here increased 3.23 times compared to the same period last year, to 22 million rubles, analysts at Metrium calculated for RBC-Real Estate.

The second position was taken by the Donskoy district with an annual growth of 2.28 times, up to 54 million rubles. The third place belongs to the Meshchansky district, where the average cost of the object increased 2.13 times, to 268.1 million rubles.

Sokolniki district took the fourth place (by 2.08 times, up to 24.1 million rubles), and Koptevo district closes the top five of the rating (+95.8%, up to 23.3 million rubles).

The average price of housing in new buildings in the capital in the first quarter of 2024 amounted to 25.1 million rubles. This is 9.4% more than in the first quarter of last year, according to Metrium.

“Konkovo’s leadership and such a noticeable increase in the average cost of the lot for the year is explained by the fact that a year ago inexpensive micro—apartments were sold here, and now they are apartments in a business-class skyscraper. An expensive premium project has been launched in the Donskoy district, and in the Meshchansky district, mainly projects of the mass segment are being implemented,” says Ruslan Syrtsov, Managing director of Metrium.

According to the Est-a-Tet real estate agency, in the first quarter of 2024, the rating of the administrative districts of Old Moscow with the most noticeable price increase in the market of new buildings (excluding the elite segment) was headed by the Central JSC.
