According to analysts, at a price below 200 thousand rubles per “square”, apartments are now sold only in Zelenograd, located behind the MKAD. The average cost of 1 sq. m. the cost of housing in the secondary market of ZelAO is 191.8 thousand rubles.
IRN experts.RU note that individual offers are priced up to 200 thousand rubles per 1 sq. m. m periodically appear on sale in other districts of the capital, including due to discounts from the seller. On average, a square meter of housing in the secondary market of Old Moscow now costs 271.5 thousand rubles, the review notes.

Experts point out that a year ago — in March 2023 — there were four districts of Moscow where the “square” cost less than 200 thousand rubles.:
- Zelenograd (178.5 thousand rubles per 1 sq. m);
- Biryulyovo (192.3 thousand rubles per 1 sq. m);
- Zhulebino (194.4 thousand rubles per 1 sq. m.);
- Yuzhnoye Butovo (199.1 thousand rubles per 1 sq. m.).
In March 2021, there were 39 such locations, analysts say. In Zelenograd at that time, apartments cost less than 150 thousand rubles per 1 sq. m.
Experts explain the reduction of areas with minimal prices for secondary housing by the excessive demand of last year against the background of an increase in the key rate. As a result, prices for second homes increased by almost 8% over the year. But already at the end of last year, the price growth was almost exhausted, in January-February 2024, the dynamics of the cost of a meter does not go beyond the statistical error,” said the head of the analytical center “Real Estate Market Indicators IRN.RU ” Oleg Repchenko.
“In the spring, closer to the May holidays, against the background of expensive mortgages and significantly sagging demand, prices are likely to creep down. In the medium term, apartments on the secondary market may fall in price by 10% or more, the number of districts inside Old Moscow with an affordable price tag by today’s standards may increase,” the expert admitted.
Recently, experts have calculated the areas of Moscow where the most housing is sold at a price below 10 million rubles. According to Avito Real Estate, the most apartments in such a budget in February 2024 were sold in the Sosenskoye district in New Moscow — 3.6 thousand lots, 95% of which are located in new buildings.
In second place in terms of the number of offers worth up to 10 million rubles in Moscow is the Lyublino district (SEAO), where about 1.5 thousand apartments in this price range are on sale, and almost 70% of the offer is in new buildings. Otradnoye (SVAO) is in third place. In this area, 1.3 thousand apartments are available for purchase at a price of up to 10 million rubles, of which almost three quarters are in houses under construction.
