The districts of Moscow where the most housing is sold for less than 10 million rubles are named

In February, more than 31 thousand apartments worth up to 10 million rubles were put up for sale in Moscow. Slightly more than half of them are represented in the primary housing market (53%), a year ago the share of such an offer was lower — 39%

According to experts, the second place in terms of the number of offers worth up to 10 million rubles in Moscow is the Lyublino district (SEAO), where about 1.5 thousand apartments in this price range are on sale, and almost 70% of the offer is in new buildings.

Otradnoye (SVAO) is in third place. In this area, 1.3 thousand apartments are available for purchase at a price of up to 10 million rubles, of which almost three quarters are in houses under construction. The fourth place belongs to the Ryazanovskoye district in New Moscow, where 908 apartments are for sale with such a budget. All of them (100%) are in new buildings. Butovo (Southern Federal District) closes the top five districts in terms of the number of housing in the budget up to 10 million rubles. There are 760 lots on sale here, 57% of them are in new buildings, 43% are on the secondary market.

The top ten districts with the largest offer of apartments at a price of up to 10 million rubles included Presnensky (CAO, 753 lots), Medvedkovo (SVAO, 714 lots), Troparevo-Nikulino (CJSC, 629 lots), Mitino (NWAO, 619 lots) and Filimonkovskoye (NAO, 574 lots). Experts explained the presence in the Presnensky district rating by the fact that there are many small apartments with a square footage of about 17 square meters in this location.

In total, according to Avito Real Estate, in February 2023, more than 31 thousand apartments worth up to 10 million rubles were put up for sale in Moscow. Slightly more than half of them are in new buildings (53%), 47% are in ready—made houses. For comparison, in February 2023, new buildings accounted for only 39% of all proposals with such a budget.

Choosing from offers worth up to 10 million rubles, you should count on small housing in the capital. This will be a studio or studio apartment up to 30 square meters in size, since in new buildings the cost of a “square” in February 2024 is 330 thousand rubles, and in the secondary — 320 thousand rubles,” explained Sergey Eremkin, head of the secondary and suburban real estate department of Avito Real Estate.

According to Domklik, the minimum cost of new buildings in the capital in January 2024 was noted in Troitsk — 5.7 million rubles, secondary housing — in Rogovskoye settlement — 4.1 million rubles. Calculations are made for a typical apartment with an area of 35 sq. m. m based on the offer on the platform.

Apartments at minimum prices can often be bought at auction. For example, in January, the metropolitan authorities periodically auctioned apartments in the center at a price of 5 million rubles. The apartments were located in Zamoskvorechye and Krasnoselsky district of the capital, their starting price is ten or more times lower than the average offer price in the Central Administrative District.
