Panoramas of the park, forest or pond have only one in ten offers on the market of purchase and sale and long-term lease
More than half of the apartments for sale and for rent have a view from the windows to the courtyard, follows from the review of Domklik analysts provided to the editorial office by the press service of Sberbank. Statistics are provided on the offers on display in the first half of March 2024. Ads with unfilled view characteristics were not taken into account; apartments with windows facing different locations were counted in several groups.
In Moscow, as the study showed, the share of such offers in the secondary housing purchase and sale market is 56.5%, in St. Petersburg – 54.6%, on average in Russia — 53.4%. The second most common view from the window is on the street: in Moscow there are 33.9% of such offers, in St. Petersburg — 36.6%, and on average in the country — 38.2%.
The third most common place is occupied by a view of the park — the share of such apartments in the secondary exposition of Moscow is 5.2%, St. Petersburg — 4.4%, on average in Russia — 3.6%. “Apartments with views of the forest and pond are least often sold — their share was 2-3% of the total number of ads,” the statement says the review.

The long-term rental segment is also dominated by options with a view of the courtyard. In Moscow, they account for 57.3% of the exposition, and a similar figure in St. Petersburg (57.5%). The national average share of this type of offer is 55.1%.
37.7% of rental apartments in Moscow and 37.3% in St. Petersburg have a street view; the average Russian figure is 36.5%.
There are much fewer apartments with windows on the water and green areas in the offer. The share of lots with a view of the park is 3.9% on average in the country, and in the capitals the figures fall short of 3%. The shares of lots with views of the forest and water in the capitals range from 1% to 1.7%; the average in Russia is 2.1–2.5%.
Last year, Domclick analysts compiled a rating on the types of houses that are in demand among buyers of second homes in Moscow. Most of the transactions, as the study showed, fall on the “new secondary” — houses built after 2010. The second place was taken by houses built in the 1960s, the third – in the 1970s.
