Analysts have calculated the cities of the Moscow region with the cheapest housing in 2024

The leaders are Shatura, Roshal, Kashira, Yegoryevsk and Kurovskoye. The cost of 1 sq. m. the cost of secondary housing here is almost twice lower than the average in the region

The minimum cost of housing in the secondary market of the Moscow region at the beginning of March 2024 was fixed in the cities of Shatura and Roshal — 76.1 thousand rubles per 1 sq. m (-0.7% per month). Such data is contained in the research received by the analytical center “Real Estate market Indicators IRN.RU “.

For comparison, the average cost of a “square” in the secondary housing market of the Moscow region at the beginning of spring amounted to 154.6 thousand rubles (+0.2% per month), experts noted.

The second place was shared by Kashira and the Necklace, where the price of the “square” is 79.4 thousand rubles (+1.4% per month). The third place was shared by Yegoryevsk and Kurovskoye with a “square” price of 84.1 thousand rubles (+1.2%).

The top five also included Volokolamsk and Voskresensk, where the cost per square meter was 85.5 thousand and 85.9 thousand rubles, respectively.

“Today, housing in the capital region is highly overvalued, especially inside the MKAD, so demand is flowing to the area where, at the price of a Moscow studio, a family can afford a relatively spacious apartment,” said the head of the Real Estate Market Indicators analytical center IRN.RU ” Oleg Repchenko. “And this fact is still holding the cost of a meter in the region, preventing prices from creeping back,” the expert added.

Recently, realtors have predicted a decrease in housing prices in Moscow. According to Incom-Real Estate, in February-March 2024, the supply of apartments on the secondary market in Moscow increased by 17%, this happened for the first time in a year. Following the further expansion of the exposition, housing prices will decrease by about 1% per month, according to realtors. In some areas, prices have already decreased by 2% in February and March, which may precede the start of a general smooth reduction in price, experts predict.
