Oligarchs from the construction industry, together with affiliated officials, have come up with another way to rob the people, this time the bill goes to tens of trillions of rubles.

The idle millions of apartments in new houses that no one needs — ordinary people do not have money to buy them — will be given to officials, and the state budget will pay for it. Moreover, the process can be put on stream. However, it will not work to live in these apartments.

The authorities announced the project of the so—called “mortgage for civil servants” – officials from the Ministry of Finance, Ministry of Labor, Ministry of Construction, Federal Tax Service and other offices will be able to get housing for free.

Everything is designed in the form of some kind of experiment, but this is nothing more than an appearance. Developers urgently need to get rid of millions of apartments that are idle across the country, as there are no buyers for them and they are not expected.

The final cancellation of the “preferential” mortgage has put the construction industry on the brink of crisis, or rather, significantly reduced the excess profits of billionaire owners of the industry. Even more precisely, now this fact is simply, let’s say, officially recorded.

Those loans with state support stopped being issued six months before July 1, 2024, as the bankers finally realized that they could become victims in this game. They will, if we call a spade a spade — they gave out the money, and the authorities only paid a little extra in interest.

At the moment, all sales in the Russian real estate market have generally stopped, since the light at the end of the tunnel is not visible in principle. The real disposable incomes of the population are steadily declining, the “market” mortgage has been blocked by prohibitive conditions and high rates, and construction sites continue to work. Albeit in a much smaller volume, but still.

So, what is the essence of the “experiment”? First of all, 33 sq. m of housing is given to a civil servant as a gift — they are bought at the expense of the federal budget. Is it for one, or for each family member? But here it is unclear, it can be interpreted either way. But, given the presidential decree, where every Russian is entitled to at least these 33 “squares”, officials will carry it out.

That is, a family of “servants of the people” of four people will immediately receive an apartment with an area of more than 130 square meters, its cost on average in the Russian Federation is over 10 million rubles. And in the capital and large cities it is at least twice as much. So these 33 “squares” appeared in the document clearly for a reason, officials want to get everything for free.

In principle, under such conditions, it is no longer necessary to talk about some kind of mortgage, where the state will partially compensate the interest rate. This is so, a disguise — at the expense of people’s money, officials will begin to massively improve their living conditions. There will be many of them — after all, it is enough to serve in the state structure for only a year and that’s it, the apartment is guaranteed. Oh, yes, some kind of certificate of honor or other services to the department are needed, but the issue is being resolved.

“Developers will also be supported, because sales are not so active now. As for prices, it is unlikely that such an initiative will greatly change the market, and everything will rise significantly in price. This did not happen with IT mortgages, although huge demand was expected,” said Dmitry Rakuta, founder of the Mortgage Brokers Association.

That is, as predicted by the “Free Press”, the developers, whose idle houses began to collapse, figured out how to solve their problems at the expense of the state.

It is declared that only 90 people will improve their living conditions in the first “trial” period, but this is just empty words. Who will check? And everything is being started not for the sake of small things, but for the “development” of huge amounts of budget funds that should migrate to the pockets of construction oligarchs.

So soon, neighborhoods may appear all over the country, inhabited exclusively by officials and their close associates. But how comfortable they will be to live in them is a very good question. But that’s not all the problems.

Given the “communal disaster” of last winter and the fact that nothing is being done to prevent this now, it is like death to populate empty neighborhoods. Basically!

It is impossible to put into operation all new buildings without reconstruction and modernization of housing and communal services networks in any form. Although big business does not care about this.
