На Сколько Вырастут Госпошлины Для Сделок С Жильем В 2025?

Starting in 2025, not only the amount of taxes that Russians will have to pay will change. State duties that need to be paid in real estate transactions, including registration of rights, encumbrances and other things, will also increase. Lawyer Oksana Bondarevich explained how much payments will increase.

“State duties will increase for both individuals and businesses,” she says. — Some payments are “tied” to the cadastral value, and it is necessary to calculate the amount of state duty based on it. For example, if now an individual pays 2 thousand rubles for the state registration of rights and encumbrances of real estate, then from next year with a cadastral value of up to 20 million rubles or with an uncertain cadastral price, the payment will increase to 4 thousand rubles. If the cadastral value is above 20 million rubles, then citizens will have to pay 0.02% of it, but not less than 0.02% of the transaction price and not more than 500 thousand rubles.”

The same formulas will be used to calculate the amount of the state fee for registration actions with parking spaces.

The fee for registration of land rights will increase. It will double in size — up to 700 rubles. instead of 350, if the ownership of a plot for farming, gardening, gardening, individual garage or individual housing construction is registered. A similar fee will be charged for registration of ownership of an object under construction or built on such a site.

If you need to register a new real estate object without simultaneous registration of rights, then the fee for individuals will be 2 thousand rubles. When an object is simultaneously placed on cadastral registration and the registration of the right to it, the cadastral value is taken as a reference point. If the cadastral value of the object is not determined or does not exceed 20 million rubles, then you need to pay 6 thousand rubles. And if the cadastral value is above 20 million rubles, they will charge 2 thousand rubles plus 0.02% of the cadastral value, but not less than 0.02% of the transaction price and not more than 500 thousand rubles.

Citizens who plan to make changes to the information about the property will have to pay a state fee in the amount of 1 thousand rubles.
