However, this volume is not enough to meet the existing demand: most of the premises have already been rented, and the remaining ones are likely to be contracted by the time construction is completed.The unsatisfied demand for warehouses in the region in the next two years will amount to more than 1 million square meters, while there are no prerequisites for an increase in the share of vacant ones. In such a situation, the market needs new speech parks, especially in less developed areas, including the north of St. Petersburg.

The total volume of class A warehouse space commissioned in the first quarter of 2024 amounted to 125.7 thousand square meters. m. Among them are the complex of the Admiral logistics group on Volkhonskoye highway, the SKRAPBugry warehouse complex, the pharmaceutical warehouse of Solopharm in the Furniture Technopark, the first phase of the freezer warehouse of the logistics operator Grando and the Ellipsoid complex”. 2 buildings of the Lightindustrial Class B format were also introduced in the Lomonosovsky Industrial Park. The volume of new supply in the first quarter significantly exceeds the values for the same periods in 2023 and 2022 – 10.7 thousand square meters and 5 thousand square meters, respectively. The share of speculative areas amounted to 57% or 71.8 thousand square meters. m. The entire volume of speculative areas was contracted before the facilities were put into operation.

The vacancy rate continues to remain at a minimum level, increasing from 19 thousand square meters or 0.4% at the end of 2023 to 23 thousand square meters or 0.5% at the end of the first quarter of 2024. Vacant space is offered in single units in blocks of up to 5 thousand square meters, which does not satisfy the demand of companies interested in placing on larger areas, forcing them to consider facilities under construction or construction with the involvement of a contractor.

The volume of vacant space in speculative facilities under construction, expected to be commissioned in 2024, amounted to 97 thousand square meters at the end of the Quarter. By the time construction is completed, these areas are likely to also be contracted. Thus, there are prerequisites for an increase in the share of vacant space in the future until the end of the year.

Against the background of the continuing low vacancy rate, the weighted average requested rental rate in existing facilities reached 9,000 rubles/sq. m/year (triplenet). The growth rate was 4% compared to the beginning of the year.

In conditions when the areas in speculative facilities are contracted before the commissioning of facilities, an important indicator of the market is the value of the weighted average rate in facilities under construction, which at the end of the Quarter reached 9,500 rubles/sq. m/year (triplenet), which signals the continued prospect of an increase in the weighted average rate for existing facilities during the year. The value has increased by 7% since the beginning of the year.

The total volume of transactions in the Quarter concluded with high-quality warehouse space amounted to 64.1 thousand square meters, which is two times less than in the same period of 2023 and 2022: 139.5 thousand square meters and 132.7 thousand square meters, respectively. The main source of demand was again online trading companies. They accounted for 58.5 thousand square meters, or 91% of the total volume of transactions. In the future, we do not expect a significant increase in the volume of transactions concluded by online trading companies, since the two largest market players in terms of occupied space, Wildberries and Ozon, have already shown significant activity in 2023. At that time, online trading companies concluded a record number of transactions in the amount of 646.8 thousand square meters. m.
