Renting units in apartment hotels is a convenient option for both short-term vacations and long–term stays, as it combines the format of classic hotels and apartments. Experts of the St. Petersburg Real Estate Consulting Center have studied the rental costs in the St. Petersburg apartment hotel market in the summer season of 2024.
“It should be noted that in the summer, the occupancy rate of apartment hotels becomes higher due to an increase in the tourist flow in the Northern capital, which affects, on the one hand, an increase in rental rates, and on the other hand, a decrease in the supply of long-term apartment rentals,” comments Olga Trosheva, director of the St. Petersburg Real Estate Consulting Center.
At the beginning of August 2024, 63 apart-hotels are operating in St. Petersburg. This year, the apartment hotels Uno and ValoSoul (“Gals”), Izzzi.lifeVibe (OrangeGroup), as well as the Academia Mansion Shuvaloff (AcademiaDevelopment) opened their doors. The offer of service apartments of level 3-4* prevails. Thus, 54% of the total offer is occupied by three-star apartment hotels, 32% – 4*, and 13% are represented by apartment hotels without stars. The remaining 1% is occupied by a five-star apart-hotel: VALO Mercure (“Gals”).
More than half of the total service apartments on the market (64%) offer both short-term (daily) and long-term accommodation from 1 month in the summer. The remaining 36% of apartment hotels are focused only on short-term rentals during the tourist season. These are mainly service apartments of the PortComfort, Travelto, Izzzi chains, apart-hotels from AcademiaDevelopment, as well as apart-hotels of AcqualinaApartments, ArtLine in Primorsky and Avatar.
Studios are the most common format on the market: 68% of the offer structure is for daily rent and 70% for long–term stays.
In August 2024, the daily rent of a studio in St. Petersburg will cost an average of 7.4 thousand rubles (for 25 sq. m.). For renting one-room and two–room apartments, you will have to pay almost 2 times more – 10 thousand rubles (42 sq. m.) and 15 thousand rubles (63 sq. m.), respectively.In addition, the most expensive units for all types of rooms in the city are offered by 4* apartment hotels – on average 13.6 thousand rubles per night against 8.6 thousand rubles in 3*.
A similar trend is observed in long-term rentals starting from 1 month. So, the average cost varies from 66 thousand rubles. for a studio up to 121 thousand rubles. for a two-bedroom apartment. Thus, regardless of the length of stay, any increase in the number of rooms in the unit will lead to an increase in the rental price by 30%-50%. When renting for one month or more, the highest average cost is also noted in 4* apartment hotels – 72 thousand rubles. for a studio and 102 thousand rubles. for one-room apartments.
Also, it is worth noting that prices for units of all types of rooms increase the most when switching from 3* to 4* for daily rent (an increase in the range from 35% to 80%), and when switching from apartment hotels without stars to 3* for long-term rentals (an increase in the range from 40% up to 60%).
The Primorsky district (23.6 thousand rubles per night and 143 thousand rubles per month), Admiralteysky district (13 thousand rubles per night and 165 thousand rubles per month) and the Central District (12.6 thousand rubles per night and 114.6 thousand rubles per month).
The most budget options are noted in the Kirovsky and Nevsky districts – here in apartment hotels, on average, a day will cost 4.5 thousand rubles, and the cost per month is on average 55.8 thousand rubles.
