At the end of the first quarter of 2024, 6% of the space on the main street of St. Petersburg – Nevsky Prospekt – remains vacant. At the same time, on Staro-Nevsky Prospekt, which is one of the key fashion corridors of the city, this indicator is significantly higher: due to the final departure of international brands and the closure of several grocery stores, the share of vacant space on it increased by 4.9 percentage points and amounted to 13%. However, there is already high interest in retail premises in the location, and by the summer the vacancy may decrease again.This is reported by experts of the consulting company NF Group.
At the end of March 2024, the share of vacant space on Nevsky Prospekt was 6%, which exceeds the indicator of the end of 2023 by 1.5 percentage points. At the same time, 3% is empty on the main part of Nevsky Prospekt, which is comparable to December 2023. Since the beginning of the year, 13 retail outlets have opened here, and eight have closed, which is comparable to the same value in the first quarter of last year, when 12 openings and eight closures of tenants were recorded.
Since the beginning of 2024, nine stores in the “fashion” and “products” categories have closed on Staro-Nevsky Prospekt, which exceeded the number of openings three times and led to an increase in the share of vacant space by 4.9 percentage points, to 13%. Three foreign brands have not yet made a final decision on further work in Russia, their stores remain temporarily closed: Brunello Cucinelli, Commedes Garcons, Chanel. However, the sites of other international brands have also been occupied by Russian and European retailers: Radical Chic (Nevsky Prospekt, 129), Ketroy (Nevsky Prospekt, 150), Babochka Concept Store (Nevsky Prospekt, 152), stores are expected to open in April:”House of Porcelain” (Nevsky Prospekt, 113/4) and Le Journal Intime (Nevsky Prospekt, 150).
From January to March, clothing, footwear and accessories stores (44%), cafes and restaurants (19%), as well as tobacco shops (12%) were most often opened on Nevsky Prospekt. In the fashion category, stores have opened: Norppa (Nevsky Prospekt, 29-31), Borsetta (Nevsky Prospekt, 29-31), Footbox (Nevsky Prospekt, 29-31) and Bat Norton (Nevsky Prospekt, 77). Among the catering establishments opened: the second restaurant on Nevsky Prospekt, the Russian-Chinese cafe Wahaha (Nevsky Prospekt, 27), as well as the announced appearance of another establishment of the “Midianoemesto” chain (Nevsky Prospekt, 65).
Fashion retailers have the largest share of closures – 41%, which is due to the vacationing of premises by foreign brands on Staro Nevsky Prospekt, as well as the relocation of some stores from the central shopping street to neighboring ones. For example, the Nikita Efremov store moved to Bolshaya Konyushennaya Street, the Linorusso boutique moved to Marat Street, and the relocation of the Blockoutlet discount was announced.
The increase in the share of vacant space on Staro-Nevsky Prospekt is also due to the closure of a number of grocery stores: Vkusville (Nevsky Prospekt, 130), Dixie (Nevsky Prospekt, 91) and ABDailyMarket (Nevsky Prospekt, 142).
Anna Lapchenko, head of the retail real estate department at the NF Group consulting company in St. Petersburg: “At the beginning of 2024, we observed high activity on Staro-Nevsky Prospekt, which was due to both the departure of international luxury brands from the Petersburg market after a period of suspension of their commercial activities, and the desire of Russian retailers to fill the vacant premises. The vacancy rate of retail outlets, which we see at the end of March, is a temporary phenomenon. According to our forecasts, by the summer most of the sites will be occupied by new tenants. Already, there are many discoveries on Staro-Nevsky Prospekt, covering not only the usual fashion segment, but also new categories, for example, “household goods”, which indicates a new vector of development of the street towards a multi-format premium assortment.”
