The average cost of rooms in St. Petersburg hotels increased by 20 in 2023%

In 2023, Russian tourists provided St. Petersburg hotels with an increase in occupancy rates and room rates. The average occupancy rate of high—quality hotels increased by 10 percentage points last year compared to 2022, and the ADR value increased by 20%. And although the indicators of the pre-pandemic year have not yet been achieved, the popularity of St. Petersburg for traveling within the country continues to grow. Already, the seasonality of demand for accommodation in St. Petersburg hotels is gradually decreasing: even after the end of the summer season, hotel occupancy remains at the level of 60-70%.

Against the background of the growing tourist flow to St. Petersburg, the main operational indicators of hotel facilities were actively restored during 2023. Thus, according to the results of the analysis of Hotel Advisors data and Nikoliers data from partners and customers, the value of ADR (the average price of one night in a room) according to the results of the year, the indicators of the last two years have increased: the average tariff reached 5,950 rubles/day (not incl. breakfast and VAT), which is 20% higher than the values for the same period in 2022.

At the same time, despite the growth in indicators, the average cost of accommodation in St. Petersburg hotels has not yet reached the pre-pandemic level in 2019, when the ADR was 6,470 rubles/day (not incl. breakfast and VAT).

According to the Committee for Tourism Development, 9.1 million people visited St. Petersburg in 2023 – 16% more than in 2022. Thus, even with a significant reduction in the flow of tourists from abroad, the number of guests last year already amounted to 90% of the 2019 figure (10.5 million people). In 2024, experts predict that the tourist flow indicator will reach the pre-pandemic level.

“For tourists, St. Petersburg remains both a popular weekend destination (traditionally, the maximum demand falls on the period from Thursday to Sunday) and a point of attraction for a long stay with the beginning of the high season – the period of “white nights” and major events,— comments Igor Kokorev, Operations Director of the Strategic consulting Department of Nikoliers. — Residents of Moscow and the Moscow region are still the leaders among Russian tourists. In 2023, Nizhny Novgorod, Tver and Samara regions entered the top ten regions from which the most tourists come to St. Petersburg for the first time.”

According to the St. Petersburg Turbarometer study, due to the growing popularity of apartments, only 39% of the city’s guests stayed in hotels, hostels, boarding houses and sanatoriums in 2023
(-3 percentage points by 2022). 4-star and 5-star hotels accounted for 14% of the tourist flow, and another 12% of travelers lived in 3-star hotels.

The average occupancy rate of high-quality hotels increased by 10 percentage points last year compared to 2022 and amounted to 64%.

At the same time, the occupancy rate of 3—star hotels reached 70%, 4—star hotels – 63%, 5-star hotels – 61%. In the “high” summer season, the occupancy rate of hotels was 71-86%, depending on the category of facilities, increasing on the days of events. For example, according to Hotel Advisors, during the SPIEF, St. Petersburg hotels were filled by an average of 81-83%, and on the Scarlet Sails holiday — by 95%.

“St. Petersburg is actively advancing in the local market as one of the main travel destinations, which has a positive impact on the operational performance of hotels. In addition, we see a gradual decrease in the seasonality of demand for accommodation. This is facilitated by the holding of professional exhibitions and forums in the city, as well as the development of gastronomic and educational tourism. If earlier the hotel segment of the St. Petersburg market “froze” by winter, now after the end of the summer season, the load of hotels remains at the level of 60-70%. Depending on the category of objects, the increase to the indicators of 2022 is 6-14 percentage points,” explains Igor Kokorev.

Against the background of a positive loading result and an increase in the cost of accommodation RevPAR (the average revenue of the hotel in terms of one room) over the year, it showed an increase of 39% — up to 3,830 rubles/ room/ day. However, the results of the “record” 2019 have not yet been achieved: then RevPAR was 4,465 rubles/ room/ day.
