“If we talk about the average studio area, then in the offer in St. Petersburg it is 24.8 m2, and in the suburban area — 26 m2. At the same time, there are, of course, “champions” in terms of the minimum area — 18-19 m2 in St. Petersburg, and from well—known developers, and from 16.8 m2 in the suburban area in the Leningrad region,” says Olga Trosheva, director of St. Petersburg Real Estate.

The most popular among buyers are still studios with an area of 23-25 m2, excluding the balcony. “If we consider two-room apartments with an area of less than 44 m2, then there are not many of them, most are still more than 50 m2 and plus a balcony area. The average area of a two—room apartment in St. Petersburg is 62 m2, and in the suburbs — 58 m2,” says Olga Trosheva.

In the residential real estate market of St. Petersburg, the trend of reducing the average lot area has affected both the business and the mass segment. “So, over the past 5 years, the average area of the exhibited lot in new business class buildings has decreased by 20% – from 85 m2 in the first quarter of 2019 to 69 m2 in the first quarter of 2024. In new buildings of mass demand — by 8% (from 49 to 45 m2),” Ksenia Fedorova, a consultant analyst at the NF Group Consulting and Analytics department, calculated.

Also, the reduction of the area was influenced by the systematic departure of developers from the layouts of the classic format towards the “euro”.
