Pros and cons of new buildings in the center of St. Petersburg and on the outskirts

Previously, an apartment in the city center was a sign of status, but in recent years the high-budget segment of new buildings has stepped far beyond the historical center. At the same time, many people reasonably say that living on the outskirts is much more comfortable, because there is all the necessary infrastructure, shops that you will not find in the center during the day with fire, a more homogeneous environment.

Evgeny Beskrovny, sales director of Zapstroy Group, believes that today everything depends on the desires and needs of each individual buyer, since indeed, the outskirts of the city will be much more comfortable for someone in terms of living, commuting and spending weekends, and for someone it is much more comfortable to live in the center and the surrounding areas, since the whole life of this person is also concentrated in the city center. Therefore, it is very important to find out as much as possible what is important to the client, where he works and what scenario he lives in, and only then it will be clear where exactly this client should consider options for residential complexes: on the outskirts or in the center.

Of course, one of the serious negative factors is the constant traffic jams in the city center, which make traveling by car within the center not very comfortable. The second negative factor is the environment in the form of old houses, which are also not always and not all of the customers like.

The third factor is the difficulties with parking, since in projects that are being built in the central part of the city, parking spaces in the parking lot cost several million, and not everyone can afford to buy such a parking space, and parking spaces on the street next to the house are few and not enough even for half of the residents.

Those clients who are initially focused on buying real estate in the city center are aware of these negative factors and they do not scare them. Therefore, these factors cannot be precisely called decisive. And for those clients who compare and have not yet strengthened their opinion of living in the center, of course, these factors can have an impact and persuade them to choose other residential areas.

Residents of the center are very reluctant and, as a rule, only in case of urgent need to expand the area are ready to exchange their real estate in the center for real estate on the outskirts. And, of course, the psychological aspect plays a huge role in making such decisions, since, as a rule, leaving for the outskirts is perceived by such clients as a big step back and leaving a prestigious area located in the center of the city, it is unclear where. But, as practice shows, as a result, over time, such clients come to the conclusion that they still made the right decision.

Of course, everything depends on a specific area and a specific location, because they differ quite a lot from each other, but if we talk, in general, the main advantages will be: a completely new area with all new social and commercial infrastructure, houses built using modern technologies and in accordance with modern trends in construction, cool content and landscaping of the house and adjacent territory, if the client does not work in the city center, then often a more convenient transport location relative to work, convenient and quick access to the ring road, which allows you to quickly get to any part of the city, etc.

Today we see a trend towards shifting the main volumes of construction to the outskirts of the city and to the Leningrad region closest to the city and the emergence of new comfortable neighborhoods there with all the necessary infrastructure and places for walking and recreation. I am sure that this shift of construction to the outskirts and to the Leningrad region will continue to gain momentum and in 3-5 years we will see a large number of new, formed microdistricts in which residents will get to new transport interchanges and the level and comfort of living in which will not be inferior to districts and complexes located close to the city center.
