Analysts of the federal portal “World of Apartments” analyzed the prices of apartments and their dynamics in the primary market in 70 cities of Russia.
According to their data, over the past three months, the “square” of apartments in houses under construction has risen in price in 57 cities out of the studied 70, has fallen in price in 12, in one – Ivanovo – has not changed in price. Record growth rates for new buildings were shown by Vladikavkaz (+14.6%), Lipetsk (+11.3%), Nizhny Tagil (+9.3%), Sevastopol (+7.9%), Kurgan (+7.1%). Prices fell the most in Makhachkala (-8.2%), Krasnodar (-5.3%), Stavropol (-5.3%), Surgut (-4%), Magnitogorsk (-3.4%).
The Moscow “square” of new buildings rose in price by 5.3% in the quarter, to 375.47 thousand rubles, the Moscow region – by 1.9%, to 193.2 thousand rubles, the St. Petersburg – by 4%, to 248 thousand rubles. On average, in all cities, since the end of March, a square meter of new buildings has increased in price by 2.4%, to 135.257 thousand rubles.
The total cost of an apartment in a new building in the second quarter increased in 41 out of 70 cities, fell in 29. Nizhny Tagil (+17.8%), Vladikavkaz (+17.5%), Krasnoyarsk (+10.4%), Murmansk (+9.1%), Kurgan (+8.5%), negative dynamics were especially distinguished – Magnitogorsk (-5.8%), Ulan-Ude (-5.4%), Novokuznetsk (-4.7%), Ryazan (-4.2%), Cheboksary (-4%).
In Moscow, the price of an apartment on the primary market increased by 6.2%, to 20.998 million rubles, in the Moscow region – by 5.2%, to 9.797 million rubles, in St. Petersburg – by 6.3%, to 12.878 million rubles. In general, the average lot in all cities rose by 2.1%, to 7,185 million rubles.
