
Experts of the St. Petersburg Real Estate Consulting Center have shown key trends in the layouts of euro-format apartments in St. Petersburg and its suburbs. To identify current trends in planning solutions, an analysis of apartment layouts in the projects of the largest developers of the St. Petersburg agglomeration was carried out (studio apartments were excluded from the analysis).
The share of euro-format apartments in residential complexes for sale is about 70%, in the mass market class – 70%, in the business class – 65%.
In the total volume of 1-bedroom apartments, the share of euro-format lots in the mass market class is 62%, in the business class – 61%. Among apartments with 2 and 3 bedrooms, the share of euro-format reaches 88% for the mass market class, and in business class facilities it is 69%, while the absolute majority of high-class layouts, regardless of the apartment format and the number of bedrooms, include kitchens in the area range of 10-17 sq. m, which blurs the difference between the “Euro format” and the standard layout.
“This trend is dictated by a change in the portrait of the buyer. We see that the age of people buying real estate is decreasing – that is, younger people make the choice. For example, back in 2020, the share of buyers under the age of 30, the so-called zoomers, was only 9%, now they are already 20%. These are creative, active and sociable people who need to have a space for communication, for example, large combined kitchens and living rooms,” comments Olga Kobyakova, Commercial Director of Petersburg Real Estate.
Therefore, the average area of kitchens is 16.1 sq. m, for standard layouts – 12.5 sq. m, for euro-format lots – 17.7 sq. m. With an increase in class, the average area of kitchens in apartments increases by 1-2 sq. m.
Most euro-format apartments of all classes have kitchens accompanied by small loggias, rarely balconies. This gives an additional isolated functional space.
The functionality of kitchens in modern facilities is not limited to their purpose. Developers, responding to the new needs of buyers, raise the standards of comfort and increase the area of kitchens to create areas of shared leisure.
