In the Petrogradsky district of St. Petersburg, the price per meter in new buildings has risen by 40%

Experts of the real estate agency “Pride Group” analyzed the dynamics of prices for new buildings in St. Petersburg. In the Petrogradsky district, new buildings have risen in price by 40%.

During the year from March 2024 to March 2025, the average price per square meter in the primary market of St. Petersburg increased by 6.8% or by 16.7 thousand rubles. Now the average price of a meter is 263 thousand rubles.

The most significant increase in the average cost per square meter over the past year was noted in the Petrogradsky district of the city. In 12 months, the “square” in this part of the city has risen in price by 40% or by 176 thousand rubles. Now the average cost of a meter here is 617 thousand rubles.

According to the Pride Group, the Petrogradsky district is now the most expensive place in St. Petersburg in terms of prices for new buildings. The second place is occupied by the Central district (583.4 thousand rubles per square meter), the third place is occupied by Admiralteysky (403 thousand rubles per square meter).

A significant increase in prices was also noted in the Resort area. Here, the average cost per square meter for the year increased by 37% or 72.6 thousand rubles, reaching 269.5 thousand rubles.

Experts note that in 10 districts of St. Petersburg, the average price per square meter increased by 10% over the year.

The only area where the average cost per square meter in the primary market decreased over the year was Kolpinsky. Here, this parameter has fallen in price by 1.7% or 3 thousand rubles since March 2024. So, in March 2025, the average price for a “square” is 171.2 thousand rubles.

Also, Kolpinsky district is currently the only one in the city where the average cost of a meter in a new building is below 200 thousand rubles.
