In St. Petersburg, the share of buyers of real estate under the age of 30 has increased almost 2 times

Recently, the St. Petersburg real estate market has seen an active growth of a young audience of buyers. If there were only 9% of customers under the age of 30 in 2020, then 20% in 2024. The share of buyers aged 30 to 40 years has increased from 33% to 39%. This was told by the commercial director of St. Petersburg Real Estate (SetlGroup holding) Olga Kobyakova in her report at the International Festival of marketing and creativity in real estate “WOW-fest” in Moscow.

“The customer’s portrait is being transformed, his requirements for the product are changing. An important criterion for choosing is a comfortable living environment — all major infrastructure facilities must be nearby and meet any needs, the organization of space must provide an opportunity for communication and leisure,” the expert said.

The product is transformed at different levels. For example, the share of apartments with European layouts is increasing, in the St. Petersburg market in mass-market houses under construction their share is 70%, in the business class – 65%. In the context of SetlGroup, the share of euroformat apartments in objects under construction is 74%, and in projected houses – 95-97%. The kitchen turns into a multifunctional space, the main function of which is not cooking, but communication.

In addition, there is now a large request from customers for the availability of public spaces for leisure and communication both inside the house and on the territory of residential complexes. At the same time, such points of attraction should be easily transformed to meet the current needs of customers. The task of the developer is to carefully consider the functionality at the design stage.

For example, inside the houses of the Setl Group there are stylish reception areas, a lobby with a library, lounge areas with soft cozy furniture and a fireplace, a coffee point or mini coffee shops.

“The approach to the design of courtyard spaces is also changing, the desire to live in enclosed courtyards is fading into the background, in our projects there is an emphasis on cozy courtyards, patios and common spaces for the entire block – large sports grounds for active games, alleys, promenades for communication between neighbors,” Olga Kobyakova stressed.

According to her, since people’s preferences are changing in favor of communication, the developer today must not only create public spaces, but also help residents start communicating on these sites, form communities. So, in September, Setl Group will open the first community centers, which will include coworking, a children’s playground and a classroom, a creative studio and gyms, beauty carpet and massage room.
