According to a study by the consulting company NF Group, as of June 2024, 16 penthouses with a total area of 3.4 thousand square meters are on open sale in St. Petersburg. During the year, the offer was replenished with nine lots, some of which have already been sold. The weighted average price for apartments and apartments of this format has increased by 57% since June 2023 and reached 1.4 million rubles per square meter, which is on average 66% higher than the prices of other lots in these residential complexes. The cost of the most expensive penthouse in St. Petersburg is 2.4 billion rubles. During the year, 12 penthouses with a total area of 2.7 thousand square meters were sold in the primary housing market of elite and business classes.
As of June 2024, 16 penthouses with a total area of 3.4 thousand square meters are on display in the primary housing market in St. Petersburg. The entire offer is concentrated in five elite facilities and three business class facilities. During the year, the volume of the exhibition decreased by 38% in the number of lots and by 34% in sq. m.
Since June 2023, the offer has been replenished with 9 new lots, some of which have already been implemented. In total, 12 penthouses with a total area of 2.7 thousand square meters were sold on the primary market during this period.
The area of the penthouses on display on the market varies from 57 sq. m. The lot with the largest area is located on the top floor of the apartment complex “17/33 Petrovsky Island” (Residence section), where the residence occupies an entire floor.
Among the features of the penthouses on the market, panoramic glazing can be distinguished – in 94% of all lots. The layout of half of the penthouses includes terraces ranging from 14 to 148 sq. m. One third of the lots have no neighbors on the floor, occupying the entire section or floor. Every fifth penthouse has the possibility of installing a fireplace.
As of June 2024, the weighted average price per square meter of a penthouse is 1.4 million rubles. Over the year, the indicator increased by 57%, which on the one hand is due to an increase in the cost of apartments and apartments already on display, and on the other – the launch of two expensive lots, the price of which exceeded 1.5 million rubles per sq. m.The cost of the penthouses on display ranges from 49.2 million rubles to 2.4 billion rubles.
The weighted average price of penthouses is on average 66% higher than the price of other lots in the residential complex, which emphasizes the exclusivity of the format. The difference is especially noticeable in the Moiseenko 10 residential complex, where the cost per square meter of a penthouse is 2.6 times higher than the weighted average price per square meter in other residential apartments.
Aliya Khanbekova, head of the elite real estate department at NF Group in St. Petersburg: “Penthouses stand out from other formats with large space and non-standard ceiling height, their layouts include spacious terraces and wood-burning fireplaces, bringing the format closer to a country residence. The high floor and panoramic glazing provide the lots with unique view characteristics, and due to the absence of neighbors on the floor and a personal elevator, the privacy that wealthy people appreciate. The exclusivity of the format also largely explains the specifics of the implementation of apartments on the market – such lots are not always put on open sale, and are often offered to a potential buyer only upon request. In addition, the developer’s strategy may be to keep penthouses in reserve – for example, until the completion of the construction of an apartment complex.”
