The staircase in the entrance is in terrible condition, as is the entrance itself. Are there legal deadlines for its repair, or do you need to wait for everything to crumble?
— The deadlines for repairing entrances in apartment buildings can be set by a decision of the general meeting of owners or prescribed in a contract with the owners, — explains Alla Georgieva, a lawyer in the housing and communal services sector. — If they are not mentioned anywhere, then it is necessary to follow the norms of Gosstroy Resolution No. 170. It states that the current repair of the common property of the house should be carried out in the entrance every 3-5 years, depending on the degree of wear and tear. The work includes inspection of premises, preparation for the season (for example, installation of scrapers and grilles for cleaning shoes), renovation and/or replacement of ceiling coverings, walls, floor coverings, glasses, automatic locking devices, doors, repair of engineering systems, garbage chutes, elevators, smoke protection, heating devices and pipelines, postal boxes, handrails and ladders, canopies, wires and electrical panels.
