The law prescribes checking whether the meters in the apartment of an apartment building are working properly, no more than once every 3 months and at least once a year. But what if the tenant cannot be at home on the day of the inspection?
“If the equipment is installed outside the apartment, as is now often done in modern residential complexes, then the presence of the apartment owner is not necessary at all,” says lawyer Oksana Bondarevich. — If the counters are located inside the apartment, the contractor sends the residents a notification about the upcoming visit. This must be done no later than 14 days before the arrival of the representative of the management company. But it happens that it is completely inconvenient for a person to be at home, and in general he may be on vacation or on a business trip. Then he should contact the utility provider and agree on what day he will be ready to let the inspector in. It is important to do this no later than two days before the date specified in the notification of the meter check.”
However, it will not be possible to postpone the check at any time either. The new verification date may not be earlier than two days from the moment of notification from the consumer about the postponement and no later than three days from the date specified in the notification of verification. Based on the results of the inspection, an act is drawn up in two copies — one is issued to the owner of the housing. The inspectors will draw up an act of refusal of admission to the apartment only when the owner did not open the door on the agreed date and time.
The lawyer draws attention to the fact that checking and verification of metering devices are not the same thing. Verification is the determination of the accuracy of the meter, and verification helps to make sure that the meter is working properly, and the consumer of services transmits readings without errors.
