A Russian IT company using IPG.Estate has leased an entirely new Class B+ business center with a total area of 20,000 sq.m to accommodate the headquarters. The contract was signed before the facility was put into operation. It should be noted that a deal of this scale took place thanks to the high professionalism of the IPG team and the long-term relationship with the client.

Work with this company began several years ago with a request to find a small space for one of our departments, after which we began to receive similar requests from other departments of the customer for different areas. The company solved the expansion tasks separately within the framework of separate directions.
During their work, the IPG broker team has delved deeply into the specifics of the client’s request in terms of technical features, security, necessary location, quality of premises and many other aspects.
Over time and in the course of market research, the company’s management decided that it was necessary to solve the needs for increasing office space centrally, combining all departments in one building.
Decision
The experience of working with the IT segment, in-depth study and analysis of the technical requirements for the facility allowed IPG to find a high-quality new construction facility corresponding to the request.
Our team offered the client a business center, which is being built taking into account the requirements of IT companies, with effective planning solutions, high-quality engineering systems and ready-made modern interior decoration. The building is located in a convenient location, a 5-minute walk from the metro and at the same time with a rare parking index of 1:50.
Here we must pay tribute to the developer, since the object is distinguished by a very good project, high quality of implementation in compliance with deadlines, on the one hand. On the other hand, the client—oriented management of the developer’s company played an important role in this transaction.
As consultants with experience and expertise in the market, we helped in the formation of the contract to ensure a secure long-term relationship. Also, a significant part of the work of a commercial real estate broker is to negotiate a contract so that it meets the requirements and protects both sides from possible risks.
Large projects are characterized by a long duration (search and negotiations can last several years) and are accompanied by complex approvals and multi-stage solutions. During such a period, the line specialists of one or the other party who are involved in the process of technical audit or in legal approval may change. The task of our team in such a situation was to act as a link and accompany the negotiations from beginning to end, bringing new participants up to date so that the process was seamless for the customer and the owner.

The client received a new level headquarters corresponding to an IT company with high professionalism of specialists and the scale of the business. The office fully meets not only all the necessary technical requirements, but also provides a higher level of comfort to employees.
