This is the largest build-to-suit deal for our company. Initially, the client came with a request to rent a ready-made warehouse of about 50 thousand square meters. However, after studying the market, he decided to build an object for his own needs.

The work for us took place in a tough competitive environment, and the task was complicated by tight deadlines. We have come a long way with the client from an in-depth analysis of the ready-made real estate market to choosing a construction company and concluding a deal for the construction of the BTS format.

Decision 

One of the leaders of the DIY industry in the Northwestern Federal District contacted the company with a request to find a ready-made warehouse for rent in St. Petersburg. Required area of the order 30 000 — 40 000 thousand square meters for the expansion of the company and a small surplus in 10 000 — 20 000 sq. m for possible further growth. There were no facilities in St. Petersburg with the necessary set of options and meeting all customer requirements, so it was decided to consider the Moscow market as well. 

The finished warehouse premises in Moscow also did not meet the request for the required area, location, cost and other parameters. As a result, after familiarizing himself with the market, the customer changed his strategy and decided to purchase a warehouse facility with an increase in the area of 100,000 sq. m. 

Due to the shortage of ready-made supply and the need to adapt the facility to the company’s request, the best solution was to build a build-to-suit warehouse. We convinced the customer to enter the process and worked out the proposals of the 2 largest developers of warehouse real estate. Despite the fact that the customer had his own land bank, it was decided to build the facility on the developer’s site, since the developer’s land is fully engineered. Independent summing up of communications is always an unpredictable deadline, and in this situation we had time limits until the end of 2025. 

When such large requests appear on the market, you have to work in a tough competitive environment. Our client received offers from other industrial real estate brokers and was ready to consider various options, since it was a serious investment. 

However, the project of one of our developers won, and the client signed a purchase and sale agreement with him. Our company fully supported this transaction. 

Result

The customer has concluded a deal for the construction of a 100,000 sq. m facility. m for your own needs with a large developer of industrial real estate.
