What is happening to the real estate market around the world? Let’s figure it out.

Что происходит с рынком недвижимости по всему миру? Давайте разбираться.

Prices are rising, ignoring the economic difficulties in the countries. This trend is noticeable in the Republic of Turkey, where there is the highest jump in housing prices in the second quarter of 2022.

Annual growth in Turkey amounted to 161%, a terrible figure, but unrealistic given the 24‑year high inflation of 80.21%. In fact, the real estate market index in the republic adjusted for inflation was only 45.9%.

The annual increase in real estate prices was registered in 51 countries. Thus, the global housing index showed an increase of 10% per year. In the last quarter, from January to March, 10.9% was observed, which indicates a stable situation in the real estate market in the world.

And what about inflation in the world?

In fact, the markets are going through hard times right now. Adjusted for inflation, house prices rose by an average of 1.6%. Last year proved to be “better” in this regard, with an increase of 6.2%.

Where is there a steady rise?

The crisis due to the influx of migrants and refugees is already very close, the offers on the European territory are only increasing in price.

Now to the figures of the global index in the second quarter of 2022: Slovakia — 26%, Czech Republic — 24%, Estonia — 21%, Hungary — 20%, Latvia — 17%, Slovenia — 17%. These countries are among the top 10 in terms of real estate market growth.

Considering the economic situation of the real estate market around the world, we observe relative stability. However, there is a decline in the countries of the Asia-Pacific region, the negative value is especially noticeable in New Zealand: — 3% in 3 months. This was due to the policy of the Reserve Bank, which is trying to contain inflation and is tightening monetary policy.

Also, slow price growth is observed in Hong Kong, South Korea, mainland China, Australia and in Malaysia.

The US real estate market is still in sixth place with an annual growth of 21%.
