    The historic Sabaev-Zamyatin house on Chernyakhovsky Street has been scaring passers-by with empty eye sockets of windows for many years. Now it has received a second life of the apartment complex and a renovated facade. But the project has a continuation: an eight-storey building is planned to be built next door.

    The Sabaev-Zamyatin house at 56 Chernyakhovsky Street, in the Ligovka-Yamskaya district, has been a local center of attraction for many years, not even underground — antisocial personalities. The historic building was resettled back in the 90s and transferred from residential to non-residential. Since then, graffiti artists have chosen the house, and in the building itself, local residents told Fontanka, fires have become regular.

    At various times, the house had chances to become a shelter for young gymnasts, a sports and recreation center, as well as a boarding school. Finally, the building could be transferred to the St. Petersburg Foundation for Contemporary Academic Music under a concession agreement. But all these plans were not implemented. At one time, city defenders even asked the head of Gazprom, Alexei Miller, to take the Sabaev-Zamyatin house under guardianship among several other infamous crumbling historical buildings. In 2022, the city put the house on Chernyakhovsky up for auction.

    The Sabaev-Zamyatins apartment house on Chernyakhovsky Street, 56, was built according to the project of the famous architect, watercolorist artist Vasily von Hecker in 1875. The building does not have the status of a monument, but it is historical.

    The building and the land area of 3877 sq. m. As a result, the company of St. Petersburg entrepreneur Yan Bobryshev, LLC GC Renovation, acquired for 132 million rubles. According to SPARK, the company is owned on a parity basis by Bobryshev and Stepan Tsepalkin.

    Yan Bobryshev is known in St. Petersburg as a man who buys, restores and reconstructs historical buildings that are in poor condition. One of the entrepreneur’s most famous projects is the emergency buildings on Bogie Street, which were predicted to be demolished and for the salvation of which city defenders fought for a long time. Fontanka spoke in detail about this project.

    Already at the end of 2022, construction life began to warm up in the building, and workers began to rake out the consequences of a long-term life of “abandonment”.

        The locals were amicably happy that the main local “abandoned” had found a second life. Later it became known that an eight-storey new building could grow next door, which would take over the Sabaev-Zamyatin house from the side of the San Galli garden and from Ligovsky Prospekt.

        The building site is located in one of the united zones for the protection of cultural heritage sites in St. Petersburg, therefore, it required the approval of the KGIOP. The Committee gave a positive conclusion twice: for the first time in the autumn of 2023, when the reconstruction of the Sabaev-Zamyatin house and the new building were one project, and in April 2024, when the new building became a separate project.

        “The project provides for the construction of an apartment building with built-in commercial premises and an integrated parking lot <...>. The projected apartment building forms the street front of Chernyakhovsky Street. These works comply with the requirements of the OZRZ-2(31) regime,” the committee’s website says.

        In June 2024, the urban planning committee agreed on the architectural appearance of the future building.

        The sketch was developed by the workshop “Evgeny Gerasimov and Partners” of the famous St. Petersburg architect, member of the St. Petersburg Urban Planning Council Evgeny Gerasimov.

          The building has 8 floors. From the side of the San Galli garden and Chernyakhovsky Street, the facade has an accent in the form of a tower.

          The description of the project indicates that the building will be adjacent to the Sabaev-Zamyatin house with firewall walls, thereby closing the courtyard. There will be a passage between the building and the San Galli Garden to the recreation areas and built-in rooms. There will also be a pedestrian passage from Chernyakhovsky Street to Ligovsky Prospekt.

            It is proposed to place playgrounds, recreation areas, landscaping and other landscaping on the roof of the single-level parking lot.

            Street and courtyard facades are supposed to be faced with architectural concrete or ceramics, the description of the sketch says, but it is clear that it is too early to talk about the finishing material.

            The facades, which will face the San Galli Garden and Chernyakhovsky Street, are supposed to be executed with more complex decoration “in the form of an ornament by stylizing parts of the metal fence of the San Galli garden from Ligovsky Prospekt.”

            The project, however, like any other residential construction, has yet to pass an Urban Planning commission.

            As Yan Bobryshev told Fontanka, the company has already completed house No. 56 and is currently transferring the premises to the owners who are engaged in repairs, since the object was handed over without interior decoration.

            “For the 58th projected house, we designed several options that maybe we even liked better, but, unfortunately, they do not comply with the regime of protected zones, the 820th law. The house that has been approved now complies with the law,” the entrepreneur explained. — We did not stint and chose one of the best architects. And his vision is that the house is most appropriate precisely in the context of the construction of an office center located from us through the San Galli garden and the projected HSR.”

            According to the entrepreneur, details of the facade decoration are currently being worked out in the context of displaying the history of the place, namely the activities of breeder and entrepreneur Franz San Galli and the coachmen who lived in this location. San Galli, in particular, is known as the inventor of the radiator, and was also engaged in artistic casting and gas lighting in St. Petersburg.

            The neighborhood with the HSR

            However, even without residential construction, residents of the microdistrict will have to go through noisy times — primarily due to the construction of the HSR terminal and the high-speed railway itself.

              In particular, so far the quiet and dead-end Chernyakhovsky Street will be punched towards the future Forecourt. The Urban Planning Committee recently issued an order on the preparation of a draft layout of the Forecourt.

              It is obvious that the traffic on Chernyakhovsky will change. What fate awaits the boulevard on this street is still in question. At the meeting of the Urban Planning Council, the green strip was not mentioned. The boulevard is included in the list of public green spaces (ZNOP). This status still protects the space from building and reconstruction. However, it cannot be excluded that the boulevard may be excluded from the ZN, if necessary. Especially against the background of the needs of the HSR, for which the city law on protected areas was even changed, which previously prohibited the demolition of historical buildings.

              When asked about the fate of the boulevard, the Urban Planning Committee said that design decisions along Chernyakhovsky Street in the section from Transport Lane to the HSR terminal will be determined as part of the layout project of the linear facility. The boulevard does not fall within the boundaries of the design of the checkpoint of the Forecourt, therefore, it is probably worth expecting a task for a separate adjustment of the CHECKPOINT. Fontanka has requested a comment from the designers of the terminal, LLC First Design Institute. No response has been received at the time of publication.
