As a rule, this happens for the following reasons: unformulated and underformed documents; incorrect assessment of the object; unsuccessful start of the sale; poor condition of the house and plot.
According to experts, if the house was built before the 2000s – at that time cottages were often built without technology, using improvised materials — the new owners will demolish it. The demolition of a wooden building will cost from 5 thousand rubles per square meter. That is, with an area of 200 “squares”, dismantling will cost about 1 million rubles. As for the overhaul and “remodeling” of an old house, this is a very time—consuming, costly and unpredictable process.
Therefore, the restoration of an old house in 60% of cases will cost even more than the demolition and construction of a new one.
