The four-storey house, which has recently been used as a shopping center, was built in 1907-1909 by architect Fyodor Lidval. Immediately after construction, it was bought by the Second Mutual Credit Society. In Soviet times, it housed state-owned construction organizations (for example, Sevzaptransstroy and Lenpromstroyproekt), and after the 1990s — a branch of the Baltic Bank.

In 2017, the building was included in the register of cultural heritage sites of federal significance, so the winner of the auction will be obliged to carefully preserve its appearance. Now the condition of the building is described as good, reconstruction was carried out using high-quality materials.
The previous attempt to find a new owner for the building became known in August 2023. A potential buyer was found, but the deal did not take place due to the fact that he could not make the necessary deposit. Then the lot was estimated at 574 million rubles, and the participant had to immediately deposit the amount of 114.8 million.
Since 2018, local residents have been outraged that an “Aprashka branch” with bright signs and careless attitude to the elements of the building has settled on Sadovaya 34. According to online maps, there are still several shops in the house.
