Banks prematurely stop accepting new applications for preferential mortgages for new buildings due to high demand. This is stated in the message “Dom.The Russian Federation”, which is the operator of mortgage programs with state support.
“Due to the high demand and volume of approved applications and the necessary time for processing transactions, banks stop accepting new applications in order not to exceed the limit allocated by the government of the Russian Federation for the program and meet the issuance of mortgage loans by July 1, 2024,” the bank’s press service noted.
The limits are determined by the government within the framework of each preferential program, taking into account the goals and specifics of its implementation. The redistribution of limits between programs is not provided, the Institute of Housing Development added. They also noted that a prerequisite for obtaining a preferential loan is the conclusion of a loan agreement before July 1, 2024 (inclusive).
Since June 21, Sberbank has been finalizing applications for preferential mortgages at 8% and temporarily suspending the issuance of IT mortgages. The reason is the exhaustion of the limit of funds allocated for the program. In the case of mortgages for new buildings with state support (completed on July 1), applications for loans are stopped, but if the client has an appointment to conclude a loan agreement, then it will be possible to obtain a loan until June 24.
In the case of an IT mortgage, the issuance of loans themselves will be suspended, but applications will continue to be accepted (the program is valid until the end of this year), and when the bank is allocated a new limit, loans will be issued, the press service said.
The mortgage program with state support for the purchase of apartments in new buildings was launched in 2020. According to its terms, it was possible to buy an object at 8% per annum with an initial payment of first 20%, and then 30%. The maximum loan amount is 6 million rubles. for all regions, until 2024, for metropolitan regions, it amounted to 12 million rubles. The program expires on July 1. According to experts, the number of applications for preferential mortgages increased sharply in June, with some banks and brokers having an increase of up to 50% against the background of the imminent completion of the mass preferential mortgage program.
