The growth of housing prices in the millionaires slowed down for the third month in a row

In June, apartments on the secondary market rose slightly only in Rostov-on-Don, Krasnoyarsk and Moscow. In other millionaires, the dynamics is either close to zero or negative

Prices for secondary housing in Russian megacities continued to stagnate in June. During the first month of summer, a square meter on the secondary market in Russian cities with millions rose in price by only 0.1% to 132 thousand rubles. According to RBC-Real Estate analysts at Yandex Real Estate, this is even less than in May (an increase of 0.2%) and April (+0.8%).

Krasnodar (up to 114 thousand rubles, -0.6% per month) and Chelyabinsk (up to 95 thousand rubles, -0.4%) showed the greatest negative dynamics. Housing in Rostov-on-Don (up to 113 thousand rubles, by 0.8%) and Krasnoyarsk (up to 118 thousand rubles, +0.7%) became more expensive than other millionaires in June.

The most expensive “square” of housing is traditionally in Moscow (333 thousand rubles, +0.5% per month), St. Petersburg (202 thousand rubles, +0.1%) and Kazan (163 thousand rubles, +0.2%). The cheapest is in Chelyabinsk (95 thousand rubles, -0.4% in June), Volgograd (95 thousand rubles, prices have not changed for the month) and Voronezh (97 thousand rubles, +0.2%).

“Consumer activity in the secondary market will, oddly enough, strongly depend on the behavior and pricing of developers,” explained Yevgeny Belokurov, commercial director of Yandex Real Estate. — If developers cannot keep the attention of buyers, then it is likely that they will start comparing new buildings and secondary ones. And now, all other things being equal, his choice may well lean in favor of ready-made housing.”

In May 2024, the most expensive new buildings in cities with millions of residents rose in Omsk. In May 2024, the average price of an apartment here was 7.3 million rubles. — 25.38% more than a year earlier. Kazan is in second place, where the price increased by 20.22% over the year, to 10.94 million rubles. Rostov-on-Don took the third place with an increase of 19.67% to 6.39 million rubles.
