The districts of Moscow with the largest increase in housing prices in new buildings are named

The top three in the rating of metropolitan areas in terms of annual price growth in the primary housing market were Kosino-Ukhtomsky, Biryulyovo Vostochnoye and Staroe Kryukovo

According to the results of April 2024, the district  Kosino-Ukhtomsky topped the rating of Old Moscow locations in terms of annual price growth in the new building market. The average price of 1 sq. m here increased by 70.8% compared to April last year, to 280.9 thousand rubles, the analysts of the platform calculated for RBC-Real Estate bnMAP.pro .

The second place was taken by the Biryulyovo Vostochnoye district, where the average price of a “square” increased by 64.3% over the year, to 349.1 thousand rubles. The third place belongs to the Old Kryukovo district (+60.4%, up to 321.8 thousand rubles).

The fourth place was taken by the Maryino district (+59.7%, up to 395.5 thousand rubles), and the Donskoy district closes the top five of the rating (+49%, up to 612.3 thousand rubles).

Irina Dobrokhotova, founder of Best-Novostroy, explains Kosino-Ukhtomsky’s leadership by a complete change of exposition and the entry into the market of an apartment complex with a higher price, as well as a small volume of supply in this location.

According to the Best-Novostroy company, in April 2024, the average price of 1 sq. m. m in the market of new buildings in Old Moscow (all segments) amounted to 527.7 thousand rubles. This is 12.6% more than in April last year.
