The amount of the commission fee for issuing a preferential mortgage has been reduced by 2.6 percentage points to 4.9%
Since April 5, 2024, Beber has reduced the commission fee for all developers when issuing preferential mortgages in segments where a subsidy is needed from 7.5% to 4.9%. This is stated in the message of the credit institution received by the editorial office.
“Due to the softening of the terms of preferential mortgage lending by the bank, developers will be able to reduce their costs,” said Alexey Leipi, director of the Domklik division.
Recall that since March 28, Beber has abolished the requirement to subsidize preferential mortgage programs from developers for salary clients. And since April 4, this measure has been extended to all preferential mortgage loans issued for the purchase of housing in developers’ projects that are funded by Sberbank.
In January 2024, the largest Russian banks introduced commissions for developers up to 10% of the loan amount on a preferential mortgage. According to the new rules, the developer must subsidize a preferential loan. The innovations affected mortgage state programs.
The main reason for the introduction of commissions was the low profitability of preferential loans for credit institutions against the background of a sharp increase in market rates, the banks explained. Recall that from December 23, 2023, the maximum amount of subsidies to banks under state programs was reduced by 0.5 percentage points.
