A contender has appeared for the reconstruction of the iconic Cinema House in the center of Moscow on Vasilyevskaya Street. This is the First Construction Trust company, writes RBC.

The reconstruction will be carried out with an investor — a new partner of the Union of Cinematographers, says the source of the publication. But who this partner is is not disclosed. An architectural concept is currently being developed.

The total area of the project is almost 30 thousand squares. Of these, more than 8.2 thousand squares will be allocated to cinema and concert halls, administrative, technical and auxiliary premises, 6.5 thousand – to the underground part. And another 14.5 thousand squares will be allocated for the construction of a premium residential complex, which will appear on the territory of the Cinema House.

Artem Tsogoev, a member of the Board of Directors of the SimpleEstate investment platform, evaluates the prospects of the project:

These projects are difficult in themselves, because a partner appears, again, the object is an important historical building, and so on. Accordingly, there are many difficulties that involve a long search for a co-investor. It should be understood that this is a big investment, that now the luxury real estate market has reached a certain point where prices for new projects in such places start at 1.5 million rubles, but in fact average 2-2.5 million per square meter. With such prices for ready-made real estate, it makes sense to go into complex partnership stories for such objects. Regarding the PST, in general, the company is diverse, of course, they have completely different projects in their portfolio. We can say that the company (the First Construction Trust) was not engaged in the reconstruction of buildings, but they have a very good experience in the field of redevelopment from one of the shareholders. And so, in general, the company built diverse projects, mainly residential complexes in Moscow, then there was the Marine Symphony project in Sochi and so on. That is, the company is still mainly engaged in the construction of new housing, but through one of the shareholders they have good experience in redevelopment. In my opinion, if the company manages to attract good specialists in the reconstruction of historical buildings, I think the project will be very successful.”

In Soviet times, the Cinema House of the Union of Cinematographers was a cult place. Now it is desolate, and once it was impossible to get there from the street. The premieres of legendary films were celebrated there and one could see Vysotsky, Smoktunovsky, Akhmadulina, Tarkovsky, Herman, Ryazanov and Gaidai.

Is it harmful to sleep long on weekends?

Valery Kichin, a film critic, a columnist for Rossiyskaya Gazeta, and previously a regular guest of the Cinema House, does not believe that this atmosphere can be returned in an updated project:

— I perfectly remember the moment when Nikita Mikhalkov once again came to the post of chairman, it was after he solemnly declared: the cinema center is ours. That is, he allegedly then recaptured this building of the cinema center from commercial structures, and now it will be our very club. And a week later it turned out that the cinema center had been sold to unknown people, and then these very commercial structures, the cinema, arose. It’s a good movie theater, but it’s purely commercial. The Cinema Museum was evicted from there. Everything fell apart, and now there is no “Nightingale”, it has already been demolished. I’m afraid it will be about the same with the new building that will be built on the site of the Cinema House.

— There are specifics about the reconstruction now, but do you think there is still a chance that this place will become significant for cinematographers again, will it really become a platform for big events, premieres, discussions?

— It is impossible to think for a century ahead, maybe someday something will come back. But I can say for sure that none of this will return in the coming decades. The fact is that the Cinema House, in the form in which it was dear to almost the entire cinematic community, has been destroyed for a long time. The Cinema House was, you know, a club where we all came with pleasure to meet each other, see each other, talk, argue, watch movies. It was a multidisciplinary company and very homely. Then it became a commercial and quite official enterprise, and the friendliness went away from there. Cinematographers in the mass stopped going to the Cinema House long before it fell into disrepair. Now it has fallen into complete disrepair. I understand that the new project obviously means to create a new, chic, modern building with halls, with appliances, but this will be a commercial project. And if there are apartments in the same building, it’s from a completely different opera.

Initially, the Central Cinema House was opened in 1934 on Vasilyevskaya Street, 13. Then the Central Cinema Complex was located in the Theater-Studio of the film actor in the premises of the Sovetskaya Hotel. Since 1968, it has been located in a new, specially built building at the historical address on Vasilyevskaya.
