In January — July 2024, 98 real estate objects were transferred to the Moscow region under the regional program “Real Estate for 1 ruble”. They are located in different parts of the region, on the territory of 29 municipalities. This is reported by the Ministry of Investment, Industry and Science of the Moscow region.

The program includes real estate owned by the region, which is not used in any way and needs extensive repairs. That is why a preferential rental rate applies to it, the words of the Minister of Property Relations of the Moscow region Natalia Adigamova are quoted in the message.

Since the beginning of the year, 58 entrepreneurs have received such real estate, the message says. They invest about 268 million rubles in the renovation of the received facilities. Subsequently, this will create about 300 jobs for residents of the Moscow region, the agency informs.

What is the Real Estate for 1 Ruble program near Moscow?

The Real Estate for 1 Ruble program was launched in 2023. Only small and medium-sized enterprises, which employ no more than 250 people, and annual revenue does not exceed 2 billion rubles, can count on such a preferential cost.

Under the terms of the program, the rent in the amount of 1 RUB per year applies to objects whose depreciation exceeds 80%. The entrepreneur must either carry out an overhaul of the facility in a year and a half, or reconstruct it in three years. Objects with a lower degree of wear and tear can also be rented on preferential terms. In this case, the amount of rent will be 2.2% of the cadastral value of the property.

Moscow has a similar program (“1 ruble per square meter per year”), but its conditions differ from those in the Moscow region. The capital’s program was created in 2012, and cultural heritage sites belonging to the city fall under it. The winner is obliged to restore the object at his own expense, after which he gets the opportunity to pay rent annually at a reduced rate. At the beginning of the summer, several historical buildings in the center of the capital were put up for auction according to the program.
